TERMS AND CONDITIONS OF USING OUR PROPERTY
BOOKINGS:
The primary booking person should be over 25 years old. The booking person is responsible for all your group being aware of and adhering to these rules and any fines resulting from your group
CHECK IN and DEPARTURE times: Check in time is from 3pm on the date of arrival but this can be pushed out if our cleaning company has staffing issues or previous guests have left the house very unclean The premises must be vacated by 10am on check out day. We will let you know in your welcome email if there is any flexibility on these times. NUMBER OF GUESTS: The number of occupants must NOT exceed your booked quantity, and this can not be more than 12. This includes children. Please do not invite people over, as this increases noise levels and spoils neighbours enjoyment of their own properties
FUNCTIONS: Functions, parties, end of year celebrations are NOT permitted. This will result in instant eviction and no refund. NO EXCEPTIONS.
STRICT NOISE RESTRICTIONS: We are not available for any sort of events, weddings, 21st etc. the house is in a residential area so noise MUST be kept to a minimum after 10 pm. ALL sliding doors must be closed from 9 pm. If you arrive home after 10pm everyone must be quiet as you return to the house. The noise and parking restrictions are set by Noosa Council and are strictly enforced by our neighbours.
Pool and spa close at 9pm. No shouting, drunken antics, foul language to be used. If police are called due to any of these reasons your stay may be terminated with no refund.
PARKING: We can only have 6 maximum cars parked and these must be in the parks allocated for the house. NO parking on verges or one way street at any time. Although neighbours do this, it is not allowed for guests of this house as it is a short stay rental. 4wd can use short steep driveway but regular cars should use side driveway and we take NO responsibility to any damage to cars.
SMOKING and DRUGS: Property is strictly non smoking and drug free Extra charges will apply if cleaners detect evidence of smoking or drug use. DOGS: An agreed number of dogs are permitted in this house. They must be house trained and kept off beds, carpeted areas and furniture but can be inside. Again any damage or extra cleaning will incur an extra fee.
If dogs need to be left outside leave them plenty of water, do not let them scratch at front door, or whine or bark so they annoy neighbours. Pick up after your dog anywhere on property, including outside.
CHILDREN: Children must be supervised at all times, Our electronic equipment is expensive, as our cinema chairs, please do not let your children abuse these. Do not let your children use pool or spa without supervision.
EXTRAS: We have 2 highchairs and 2 porta cots but you need to let us know beforehand if you need these.
PERSONAL PROPERTY: The owners take no responsibility for property belonging to guests including items left behind. Feel free to ask and IF we can find it we will do our best to return to you.
BREAKAGES or DAMAGES: As the tenant you are responsible for any damages or breakages. Please report immediately .
MAINTENANCE: Like any house ours will need maintenance from time to time. While we endeavour to have these jobs done outside of tenants residing in house, it is not always possible. Maintenance workers organized by owners must be allowed entry into house.
POOL AND SPA: You must follow all instructions for pool and spa. Do NOT FIDDLE with any pool pump, heat pump as these are interconnected and you can end up turning off pool pump and causing thousands of dollars of damage, which we will hold you liable for. Any issues and we will send our pool maintenance person to fix it for you.
Do not enter the pool straight from beach, (have a quick shower), sand destroys the pool pump and filter, this is very important and it is obvious if you have not done this.
INSPECTION: Owners or agent for owner can inspect house upon demand.
CLEANING AND LINEN CHARGES: The premises should be kept clean at all times. We do not offer a mid booking clean unless asked as there is a washer and dryer on the premises. Extra cleaning will incur a charge.
KEYS AND REMOTE CONTROLS: Any loss or damage to the garage door openers, keys, tv or air conditioner remote controls will incur extra charges.
CLEANING ON DEPARTURE: When you leave the following is expected:
All Rubbish put out in outside bins
BBQ and kitchen clean, all dishes, pots, cutlery properly clean and put away, oven wiped out.
All remotes returned to original rooms, all dvds and games returned into their cases. Childrens toys in living room tided and into baskets.
Linen and towels do not need to be removed from beds/bathrooms but could you return any extra blankets used to the wardrobes.
Replace both pool and spa covers.
If our cleaners deem house left in poor state then you may incur extra charges.
FINES / CONSEQUENCES: If any of our house rules are broken during your stay and you are asked to leave no refund will be issued and you will be charged for any damage or breakages. If security is called for noise disturbance you will be charged $100 to cover the cost. No smoking or drugs to be used while on our property. Smokers only allowed outside and pick up your cigarettes . Any smoking inside will result in a $1000 fine. ACCEPTANCE OF TERMS and CONDITIONS: Payment of deposit confirms your acceptance of these terms and conditions.
